Vicepresidente de la consultora Colliers, \u201cse estima que este 2022 las ventas cerrar\u00e1n con un total aproximado de 17.500 viviendas vendidas, lo que implica una ca\u00edda cercana al 35% respecto al a\u00f1o pasado\u201d.<\/p><p>Respecto de los valores de las viviendas, el ejecutivo se\u00f1ala que los precios nominales van a mostrar un alza de alrededor de 5%, debido a los mayores costos de construcci\u00f3n y financieros.<\/p><p>\u201cPara 2023 vislumbramos un escenario bastante restringido para el mercado de ventas de viviendas, debido a que se espera que la inflaci\u00f3n y la tasa de inter\u00e9s se mantengan en niveles similares a los actuales, por lo menos durante el primer semestre de 2023. Adem\u00e1s, es poco probable que las condiciones de cr\u00e9dito hipotecario mejoren, dadas las expectativas de empleo en un contexto de recesi\u00f3n\u201d, a\u00f1adieron desde la consultora.<\/p><p>Seg\u00fan la consultora inmobiliaria el repunte de este mercado durante el segundo semestre de 2023 depender\u00e1 en gran medida del avance de la reforma previsional y tributaria, y la tendencia que tome la negociaci\u00f3n en el parlamento. \u201cUna tendencia que aten\u00fae el car\u00e1cter estatista y recaudatorio, es decir, una indicaci\u00f3n pro-inversi\u00f3n y pro-ahorro acelerar\u00e1 la recuperaci\u00f3n del sector residencial\u201d, detallaron desde Colliers.<\/p><p>Respecto al mercado de arriendos, Colliers pronostica un aumento tanto de los valores como de la demanda: \u201cEl mercado de renta residencial continuar\u00e1 fortaleci\u00e9ndose. Hoy para muchas personas acceder a comprarse una casa propia es imposible, por lo que deben arrendar. Se debiera agudizar paulatinamente la escasez de vivienda, dado a que el mercado estaba absorbiendo cerca de 30.000 departamentos al a\u00f1o y se proyectan 17.500 viviendas. Faltar\u00e1n 12.500 viviendas anuales de demanda anual por satisfacer\u201d.<\/p><p>\u201cLos precios de la vivienda, que se inicie o haya iniciado post pandemia, deber\u00e1 reflejar los mayores costos de la construcci\u00f3n y el crecimiento de los costos financieros, en un contexto de menores velocidades de venta por bajas expectativas de las personas y dificultad de obtener cr\u00e9ditos
