4.580 unidades en edificios multifamily\u2013, seg\u00fan el \u00faltimo an\u00e1lisis del InfoRenta de TOCTOC. A esto se suma que, durante este per\u00edodo, el precio promedio de arriendo reflej\u00f3 una ca\u00edda de 3,3% real -considerando la inflaci\u00f3n-.<\/p><p>En el \u00faltimo, los precios en departamentos cayeron 1,4%, alcanzado un promedio de 17,1 UF para un equivalente de 0,29 UF\/m2, mientras que en los proyectos multifamily hubo una contracci\u00f3n de 4,9%, alcanzando una media de 11 UF (0,28 UF\/m2), y en casas una ca\u00edda anual de 10,1%, llegando a un precio promedio de 48,7 UF (0,27 UF\/m2).<\/p><p>\u201cEl aumento de las tasas y la poca capacidad de ahorro, fueron algunos de los motivos que dispararon la demanda por arrendar, alcanzando una velocidad hist\u00f3rica, con arriendos que se concretaban en algunas comunas, como La Florida, en tan solo 15 d\u00edas, hasta principios de 2022. Sin embargo, actualmente con la ca\u00edda de los ingresos familiares producto del freno de la actividad econ\u00f3mica, se ha ido ralentizando la din\u00e1mica de arriendo, con mayor fuerza en los departamentos monofamiliares (estudios y 1D1B), junto con un sostenido aumento en la oferta disponible, alcanzando los niveles prepandemia, y con ca\u00eddas generales en los precios, en todos los submercados\u201d, analiz\u00f3 Nicol\u00e1s Herrera, Head of Real Estate Research de TOCTOC.<\/p><p>Respecto a la ocupaci\u00f3n, pese a que la renta residencial no institucional (casas y departamentos) contin\u00faa sobre el nivel \u00f3ptimo considerado en la industria (95%), ambos submercados han tenido leves bajas anuales, alcanzando en el segmento de departamentos un 97,5% y en casas un 99%. En tanto, la ocupaci\u00f3n en edificios multifamily alcanz\u00f3 un 92,7%, para edificios en r\u00e9gimen -que corresponden a aquellos edificios que ya llevan m\u00e1s de un a\u00f1o de operaci\u00f3n-.<\/p><p>\u201cHist\u00f3ricamente, la ocupaci\u00f3n en el submercado de casas se ha comportado con una mayor resiliencia en per\u00edodos de crisis, principalmente por el tipo de demanda que corresponde a grupos familiares de mayor tama\u00f1o. En tanto, el segmento multifamily cuenta con una menor ocupaci\u00f3n, lo que responde, entre otros factores, a que sus precios no han disminuido como lo han hecho los departamentos de inversionistas hormiga. Cabe destacar, que comparativamente el mercado multifamily tiene una unidad m\u00e1s peque\u00f1a, que genera un valor unitario m\u00e1s elevado\u201d, sostuvo Herrera.<\/p><p>En cuanto a la tasa de rentabilidad, el segmento de departamentos mantiene el retorno m\u00e1s elevado con 4,6%, seguido del mercado de casas con 4,5% y 4,2% en unidades multifamily en r\u00e9gimen. En esta l\u00ednea, el ejecutivo de TOCTOC mencion\u00f3 que \u201cel nivel de retorno ha ido aumentando en casas y departamentos, principalmente por la ca\u00edda en los precios de venta, que han impactado m\u00e1s que los descensos en los valores de arriendos. Los proyectos multifamily han ido cayendo en rendimiento, lo que se explica por dos factores, la ca\u00edda de los arriendos, pero adem\u00e1s porque han ingresado nuevos edificios en comunas menos rentables, como Las Condes, Providencia, Lo Barnechea, y, por ende, el promedio tambi\u00e9n baja\u201d.<\/p><p>El reporte de TOCTOC indica que la oferta de departamentos se concentra en Santiago, con 2.974 unidades, seguido de Las Condes (1.013), \u00d1u\u00f1oa (923) y San Miguel (816), mientras los departamentos multifamily predominan en la comuna de Estaci\u00f3n Central, con 1.108 unidades, Santiago (1.059), \u00d1u\u00f1oa (739), La Cisterna (460), e Independencia (347).<\/p><p>En tanto, las casas destinadas a la renta se concentran principalmente en la comuna de Colina, con 343 unidades, seguido de Lo Barnechea (213), Las Condes (163), Vitacura (113), Maip\u00fa (110) y Puente Alto (94).<\/p><p>\u201cDado que actualmente la proyecci\u00f3n de inflaci\u00f3n va a la baja, junto con las mejores perspectivas econ\u00f3micas, prevemos que las ocupaciones no seguir\u00e1n cayendo y los precios comenzar\u00e1n a aumentar levemente. Ejemplo de ello, es que, entre el primer y segundo trimestre de este a\u00f1o, los precios promedio en el mercado de arriendo pasaron de un ponderado de -9,5% a -3,3%\u201d, concluy\u00f3 Nicol\u00e1s
