Seg\u00fan estad\u00edsticas de Yapo.cl, para el \u00faltimo trimestre del 2022 la oferta de viviendas para alquiler logr\u00f3 repuntar aumentando 36% con respecto al mismo periodo del a\u00f1o pasado. Sin embargo, la demanda solo creci\u00f3 un 12,2%, lo que indica una menor proporci\u00f3n de interesados en arrendar.<\/p>\n<p>En cuanto a los precios de arriendo, estos han mostrado una tendencia a la baja en algunas comunas y tipos de propiedades, debido a la mayor oferta disponible y a la menor capacidad de pago de los arrendatarios. Seg\u00fan el Informe Trimestral InfoRenta de TocToc.com, los precios promedio de arriendo de inmuebles en el Gran Santiago experimentaron una baja anual de 9,5% durante el primer trimestre de 2023. Las mayores ca\u00eddas se registraron en las comunas de Providencia (-17%), Santiago Centro (-15%) y \u00d1u\u00f1oa (-14%). Asimismo, los departamentos fueron los m\u00e1s afectados por la baja de precios, especialmente los estudios y los monoambientes.<\/p>\n<p>Entre las razones que explican esta baja demanda y esta disminuci\u00f3n de precios se pueden mencionar:<\/p>\n<ul>\n<li><strong>La incertidumbre econ\u00f3mica y social<\/strong>: La crisis sanitaria, la inflaci\u00f3n, el alza de las tasas de inter\u00e9s, las restricciones crediticias y el clima pol\u00edtico han generado un escenario de inestabilidad y desconfianza que afecta las decisiones de consumo e inversi\u00f3n de las personas. Muchos potenciales arrendatarios prefieren esperar a que se aclare el panorama antes de comprometerse con un contrato de arriendo.<\/li>\n<li><strong>La competencia de otras alternativas<\/strong>: El mercado de arriendos no solo compite con la compra de viviendas, sino tambi\u00e9n con otras opciones como el arriendo con opci\u00f3n de compra, el leasing habitacional, el subsidio habitacional y los proyectos multifamily. Estas alternativas ofrecen beneficios como mayor flexibilidad, menores requisitos, mayor seguridad y mejor calidad.<\/li>\n<li><strong>La heterogeneidad de las preferencias y necesidades<\/strong>: No todas las personas buscan lo mismo a la hora de arrendar una vivienda. Algunos valoran m\u00e1s la ubicaci\u00f3n, otros el tama\u00f1o, otros el precio, otros los servicios asociados, etc. Por lo tanto, la oferta debe adaptarse a la diversidad de la demanda y ofrecer propiedades que satisfagan las expectativas y requerimientos de los distintos segmentos.<\/li>\n<li><strong>La sobreoferta de departamentos<\/strong>: La mayor parte de la oferta disponible en el mercado corresponde a departamentos, especialmente en el sector c\u00e9ntrico y oriente de la capital. Esto genera una mayor competencia entre los propietarios, que deben bajar sus precios para atraer a los arrendatarios.<\/li>\n<li><strong>La menor demanda por departamentos peque\u00f1os<\/strong>: Los departamentos m\u00e1s peque\u00f1os han sido los m\u00e1s golpeados por la baja demanda, debido al cambio en las preferencias y necesidades de los arrendatarios. La pandemia y el teletrabajo han impulsado la b\u00fasqueda de viviendas m\u00e1s amplias y c\u00f3modas, con espacios para trabajar y recrearse. Adem\u00e1s, los departamentos peque\u00f1os suelen tener precios m\u00e1s altos por metro cuadrado que los m\u00e1s grandes, lo que los hace menos accesibles para muchos.<\/li>\n<li><strong>La mayor negociaci\u00f3n entre las partes<\/strong>: Ante la situaci\u00f3n econ\u00f3mica y social actual, muchos arrendatarios han optado por negociar con sus propietarios una rebaja en el precio del arriendo o una flexibilizaci\u00f3n en las condiciones del contrato.
